It depends on the roof system, the size and pitch, how much decking has to be replaced, and how many penetrations and transitions are involved — which is why nobody can give you a real number over the phone. We walk the roof, photograph it, and put a written estimate in front of you.

Because tile is a rain shield, not the waterproofing layer. The underlayment beneath it is what keeps water out, and Arizona heat and UV age that layer far faster than the tile above it. Perfect-looking tile over failed underlayment is the most common roof condition in the Valley.

Shorter than the number on the packaging, because those ratings assume a milder climate. Tile itself lasts decades, but the underlayment under it typically runs roughly 15–25 years depending on the system. Asphalt shingle life is shortened by deck heat and UV. Standing seam metal is the longest-lived residential option here.

If the failure is local — one valley, a few tiles, a bad pipe boot — repair it. If the underlayment is brittle across every slope, repairs are money spent twice. We show you photos of your own roof so you can see which situation you are in rather than take our word for it.

Usually, yes. Concrete and clay tile routinely outlast two or three underlayments. On a lift-and-re-lay we stack your tile, replace everything underneath, and re-set the same tile — so you keep the roofline and the colour you already have approved.

Penetrations, not the field of the roof. UV-cracked rubber pipe-jack boots are the single most common culprit, followed by failed valley metal, parapet and wall flashing, ridge and hip mortar that has opened up, and anything a later trade bolted to the roof.
