On the ground

Glendale is a ten-minute run from our shop, and it splits cleanly in two. South of Northern, around Catlin Court and the original townsite, you have 1920s bungalows and 1950s–70s ranch homes on big lots with mature trees — low-slope and shallow-pitch roofs, a lot of them shingle or coated flat, and a lot of them shaded by ash and mulberry that drop debris into every valley.

North of Union Hills it is a different city. Arrowhead Ranch, Hillcrest Ranch and the Deer Valley-adjacent subdivisions are 1990s master-planned tile, built fast during the boom on similar specs. Those roofs went on together and they are aging together, which is why one street will suddenly have four re-roofs in a season.

The Westgate corridor and the stretch along Glendale Ave also carry a lot of commercial and mixed-use low-slope work, and the west side of the city gets more open wind exposure than the interior neighborhoods do.

Half my street just had their roofs done. Should I be worried?

It is worth a look. In Arrowhead-era subdivisions the roofs went on within a year or two of each other on the same underlayment spec, so they come due at roughly the same time. If four neighbours have re-roofed, yours is likely in the same window.

Do the trees over my roof actually cause damage?

Not directly — the debris does. Leaf litter and seed pods pack into valleys, gutters and tile courses, hold water against the roof after a storm, and give it time to find a lap. In the shaded older neighborhoods that is one of the most common leak sources we see.

Can you keep the look of a historic Catlin Court roof?

We work to keep the visible profile and edge line consistent with what is there. Anything the district's guidelines govern is worth confirming with the city before material is ordered, and we will tell you what we think falls into that category.
