What this work actually involves.
Water almost never enters a roof directly above the spot where it shows up inside. On a tile roof it runs down the underlayment, over battens and along rafters before it finds a nail hole or a light fixture to drip through. That is why a repair that starts with a ladder and a caulk gun usually fails by the next monsoon — the sealant went on the symptom, not the source.
We walk the roof, lift tile where we need to see the underlayment, check pipe jacks, valley metal, wall and parapet flashing, and any penetration a trade has added since the roof went on — satellite mounts, solar stanchions, new bath fans, an A/C curb. Then we photograph what we find so you can see the failure yourself instead of taking our word for it.
Some roofs are worth repairing and some are not. A tile roof with good tile and one failed valley is a repair. A twenty-five-year-old roof with brittle, cracking underlayment across every slope is money spent twice. We will tell you which one you have, and we will show you the photos that make the case.

Can you repair just one section, or does the whole roof have to be redone?
Plenty of roofs need one section. If the tile is sound and the underlayment has life left, a targeted repair is the right call. We will only recommend a full replacement when the photos show the failure is roof-wide rather than local.
How do you find a leak you cannot see?
We start from the interior stain and work upslope: every penetration, valley, flashing and transition above that point gets inspected, and tile gets lifted where the underlayment needs to be seen. In stubborn cases we water-test the suspect area in sections.
My roof only leaks in heavy rain. Is that still a real problem?
Yes. An intermittent leak usually means water is already getting past the tile or shingle and being held by underlayment that is nearly through. It gets worse every monsoon, and by then the decking is often involved too.
Do I need to be home for the repair?
Not usually — everything happens outside. If we need attic access to trace the leak or check the decking from underneath, we will arrange a time that works for you.
