Phoenix is home — our shop is at 3336 W Missouri Ave, in the Alhambra village on the west side of the city, a few minutes off I-17 and the I-10.
It is also the hardest city in the Valley to generalize about, because the housing stock spans eighty years. The historic districts around Encanto, Willo, Coronado and Roosevelt are 1920s–40s bungalows, many with low-slope built-up roofs behind a parapet. Maryvale, Alhambra and the west-side grid are 1950s–70s ranch homes, often rock-surfaced flat roofs that have been coated more than once. Sunnyslope and North Central mix mid-century flat with later tile. Ahwatukee, Laveen and Desert Ridge are 1990s–2000s tile-and-stucco, and those underlayments are now the age where they start letting go.
Phoenix also carries the worst of the urban heat island. Roof decks in the central city run hotter and stay hotter overnight than anywhere in the metro, which shortens the life of every asphalt-based product on them. That is the single biggest reason a roof here fails earlier than the same roof in a suburb.

It can. Phoenix historic districts have design guidelines, and anything visible from the street may fall under them. Tell us which district you are in and we will keep the visible detailing consistent with what is already there — and flag anything you should confirm with the city before we start.
Why do roofs in central Phoenix seem to fail sooner than in the suburbs?
The urban heat island. Pavement and masonry across the core hold heat overnight, so central-city roof decks start each day hotter and never fully cool. Everything asphalt-based on a roof ages by heat and UV, and central Phoenix delivers more of both than the edges of the metro.
