When repairs stop holding, you need a roof built from the deck up.

In Arizona the covering — tile, shingle, panel — is only half the roof. The waterproofing layer is the underlayment underneath it, and that is what wears out first under 110-degree deck temperatures and relentless UV. A tile roof from 1999 usually still has perfectly good tile sitting on underlayment that has gone brittle enough to crumble in your hand.

A replacement is where the parts nobody sees get done right: rotten decking cut out and replaced, valleys re-metaled, drip edge run, pipe jacks and vents swapped for new, wall and parapet flashings re-flashed rather than re-sealed. On a tile re-roof we can usually salvage and re-set your existing tile, which keeps the roofline you already have and the HOA colour you already got approved.

The order of operations matters more than the brand on the bundle. We tear off to the deck, fix what the deck shows us, dry the roof in the same day it is opened, and only then start loading the finish material. You will get photos at each stage — deck, dry-in, finish — because that middle stage is the one you never get to see again.
