An inspection tells you what you actually have: how much life is left, what is failing, and what it will take. You get the photos whether or not you hire us for the work.

What this work actually involves.

Most roof 'inspections' in this market are a sales visit with a ladder. We would rather do the opposite: walk the roof, photograph what is there, and give you a clear picture of condition and remaining life — including the answer 'your roof is fine, do nothing' when that is the answer.

On a tile roof that means getting underneath the tile at representative spots, because the tile tells you almost nothing about the roof's condition. On shingle it means looking at granule loss, sealant strip integrity, nail pops and the state of every penetration. On low-slope and foam it means seams, terminations, drainage and coating thickness. On any roof it means the flashings, because that is where roofs actually leak.

For real estate transactions we work to the timeline you are on. For owners, an inspection before monsoon season is the cheapest insurance available — most of what fails in July is visible in April. And if you have a quote from someone else that does not sit right, bring it. A second set of photos costs you nothing and occasionally saves a lot.

What will you tell me if the roof is fine?

That the roof is fine. An inspection that always finds thousands of dollars of work is not an inspection.

I am buying a house and the inspector flagged the roof. Can you look?

Yes — that is one of the most common calls we get. General home inspectors are rarely roofers and often flag things conservatively. We will tell you whether it is a real problem, a maintenance item, or nothing.

How can you tell how much life my tile underlayment has left?

By looking at it. We lift tile at several spots across different slopes and exposures and assess the underlayment directly — its flexibility, whether it is cracking at the fasteners, and how it is holding at the laps.

When is the best time to have my roof inspected?

Spring, ahead of monsoon season, and again after any storm that does visible damage in your neighborhood. Those two windows catch nearly everything before it becomes an interior repair.
