Will my HOA let me change the roof?
That depends on the association, and it is worth asking before anything is ordered. The practical shortcut on a tile roof is a lift-and-re-lay: your existing tile goes back on, the profile and colour do not change, and there is usually nothing new to submit. A different tile — or a switch to metal — is a design question, not just a roofing one.
Why does wind seem worse at my North Scottsdale house?
Elevation and terrain. Hillside and ridge lots accelerate gusts in a way flat valley-floor subdivisions do not, and the load lands on edges — rake trim, ridge closure, panel ends, eave metal. It is why terminations matter more on those properties than almost anywhere else we work.
