What this work actually involves.
Coatings get oversold in this market, so let us be plain about what they do. A coating is a fluid-applied membrane that goes over a roof that is still fundamentally sound. It restores the UV barrier, seals hairline surface checking, reflects heat off the deck, and adds years to a system that would otherwise start failing. It does not fix wet insulation, it does not bridge open seams, and it will not save a roof that is already leaking through in multiple places.
On a sprayed foam roof, coating is not optional maintenance — it is how the system is designed to work. The foam does the insulating and waterproofing; the coating protects the foam from ultraviolet light. When that coating wears through, the foam starts to chalk and erode, and every year you wait costs foam that has to be replaced instead of just re-coated.
The work is mostly preparation. The roof gets cleaned, ponding areas and blisters get addressed, seams and penetrations get reinforced with fabric and base coat, and only then does the field coat go on at the right thickness. A coating applied over a dirty or wet roof will peel — which is why the cheap coating quote is almost always the expensive one.

Roof Coatings — straight answers.
Will a coating stop my roof leaking?
Only if the leak is surface-level UV damage on an otherwise sound roof. If water is already in the system or a flashing has failed, coating over it hides the problem for one season and makes the eventual repair worse.
How much cooler does a reflective coating make the house?
A bright reflective surface measurably lowers roof deck temperature compared with a dark, weathered one, which reduces heat pushed into the attic. How much you feel that inside depends on your insulation and ductwork.
Is coating cheaper than replacing the roof?
Substantially — when the roof qualifies. That is the whole point of an honest inspection first: we would rather tell you a coating is wasted money than take it and be back in two years.
Can you coat a tile or shingle roof?
No. Coatings belong on low-slope, foam and metal systems. Anyone offering to spray your tile roof is not doing you a favour.
